A metro-wide median across an area this varied says very little about a specific house. What matters is your price band, your area and what has actually closed nearby — which is what a pricing review looks at.

Eight things that move the outcome.

No guarantees, no 'sold in seven days', no invented statistics. These are the levers that genuinely exist.

  1. Price

    The number matters, but mostly in relation to everything else a buyer is being shown that week.

  2. Competition

    What else is listed in your price band, in your area, right now. This is usually the most overlooked input.

  3. Condition

    Not perfection — the specific things a buyer will notice in the first two minutes and price against.

  4. Presentation

    Photography, first impression and how the property reads online before anyone walks in.

  5. Timing

    Where you sit relative to buyer activity, and whether waiting genuinely helps you.

  6. Buyer perception

    Roof age, insurance implications and association costs shape offers as much as square footage does.

  7. Marketing

    Where the property is shown, and whether it reaches people actually searching in your band.

  8. Communication

    Knowing what's happening and why, without having to chase it.

Worth saying plainly

What I won't tell you.

  • That I can guarantee a price. Nobody can, and the ones who imply it are managing you, not your sale.
  • That your home will sell in a fixed number of days.
  • An inflated number to win the listing, then a price-reduction conversation three weeks later.
  • That now is always the right time. Sometimes waiting is the better call, and I would rather say so.

If you are six to twelve months out, that is a perfectly reasonable time to start this conversation. It costs you nothing and it usually changes what you do between now and then.
