Lutz straddles the Hillsborough–Pasco line and Land O' Lakes sits immediately north of it. Together they cover a broader range than most people expect: older homes on acreage and lakefront parcels sit alongside newer planned communities of the kind found further north in Wesley Chapel. Lot size is the variable that most distinguishes this area from the rest of the northern corridor.

Why do prices vary so much within the same area here?

Because the housing stock does. A five-acre parcel with an older home and a recently built house in a planned community are different products with different cost structures, and both appear in the same search results. Filter by lot size and build year to compare like with like.

What should I check on a property with a well and septic?

Arrange specific inspections for both, separate from the standard home inspection. Ask for the age and service history of the septic system, and have the well water tested. Lenders and insurers may also have their own requirements.
