Accessibility statement

Built in rather than bolted on, and genuinely open to being told when it falls short.

The standard we aim at

This site is built to target WCAG 2.2 Level AA. That is a goal held throughout the build rather than a claim of perfect conformance, and some things will inevitably have been missed.

What that means in practice

  • Every interactive element is reachable and operable with a keyboard alone.
  • Focus is always visible, with a clearly contrasting outline.
  • Headings follow a logical order so screen reader navigation works properly.
  • Text meets AA contrast ratios against its background, in both the light and dark sections.
  • Colour is never the only way information is conveyed.
  • Every form field has a persistent visible label — placeholder text is never the only label.
  • Form errors are announced, described in plain language, and never wipe what you typed.
  • Images carry meaningful alternative text, and decorative ones are hidden from assistive technology.
  • Animation respects your prefers-reduced-motion setting, including the homepage video.
  • Touch targets are sized for comfortable use on a phone.
  • The page works at 200% zoom and down to 320px wide without horizontal scrolling.

Where we know there are limits

  • Property search results are supplied by a third-party IDX platform. Its accessibility is outside my direct control, though I will raise issues with the provider — please tell me if you hit one.
  • The Tampa Bay map is a supplementary visual. Every area it shows is also available as plain text links and full area guides, so nothing is only reachable through the map.
  • The homepage video is decorative, silent and carries no information. It can be stopped by your reduced-motion setting and never autoplays with sound.

No accessibility overlay

This site deliberately does not use a third-party accessibility overlay or widget. Those tools frequently interfere with the assistive technology people already have configured. The accessibility work is in the markup instead.
