Tampa, St. Petersburg, Clearwater, Wesley Chapel, Riverview and the surrounding communities can involve very different housing, ownership costs, commutes and day-to-day patterns. Almost none of that is visible from a listing photo.

01 Why this page exists

I've done this. Twice, across borders.

I was born in the UAE, grew up in Scotland, and moved to the United States in 2015. After years of visiting Florida I eventually moved to Tampa myself.

That is not a credential, and I am not going to call myself a relocation specialist on the strength of it. What it does mean is that I remember the specific problem you have right now: trying to understand a place well enough to make a large financial decision, before you know which questions you are supposed to be asking.

Everything on this page is built around those questions rather than around a brochure.

02Where to start

Five decisions, in this order.

Most people start with price and end up comparing twelve areas superficially. Reversing the order tends to work better.

    Fix your weekday anchor

    Where do you need to be, and how often? If nobody commutes, say so explicitly — it changes the map completely.

  2. 02

    Decide the property type

    Detached house, townhome and condominium are three different ownership experiences with three different cost structures.

  3. 03

    Decide how much land you want

    The variable that most separates the northern corridor from the older central areas — and the one people think about last.

  4. 04

    New build or existing

    Different contracts, different insurance outcomes, different negotiation. Worth settling before you shortlist.

  5. 05

    Then filter by price

    Doing it in this order usually leaves two or three areas to compare properly, instead of twelve to compare badly.

04 Explore Tampa Bay

Six places, six different decisions.

Tampa Bay isn't one market. Housing stock, ownership costs and daily geography change considerably between these areas — often more than the asking price does.

Spans well below and well above the Tampa Bay median depending on district, lot and construction era. Waterfront and central districts sit at the upper end; outer neighbourhoods can fall below the metro median.
