01 Orientation

Wesley Chapel is one of the clearest examples of Tampa Bay's northern expansion. Much of the housing is recent, built as planned communities with amenity packages, and a large share of it sits inside HOA and CDD structures. If you want newer construction and more square footage for the money, this is usually where the search leads — the trade is distance from the bay and from downtown Tampa.

  • Master-planned communities with amenity centres and shared facilities
  • Recent single-family construction across a range of plan sizes
  • Townhomes, often within the same developments
  • Active builder inventory alongside resales of homes only a few years old
  • Very little pre-2000 housing stock by comparison with the older parts of the bay

02 Worth checking

What varies here.

  • CDD charges are common here and are additional to property tax and any HOA dues — ask for the exact annual figure
  • HOA rules can cover exterior changes, parking, fences and rentals, so read the documents before you commit
  • On new construction, confirm what is included versus what is a paid upgrade, and whether the lot carries a premium
  • Estimated completion dates on new builds can move; understand what the contract says if they do
  • Commuting patterns on I-75 and SR 54 differ sharply between peak and off-peak

  • Whether comparable homes nearby are new-build or resale, and how that affects negotiation

What is a CDD and how much does it cost?

A Community Development District is a special-purpose district that financed the community’s infrastructure — roads, drainage, utilities and often amenities — and repays that debt through an annual charge on the property tax bill. The amount varies significantly by community and by lot, so always ask for the figure on the specific property rather than a general estimate.

Should I use the builder’s sales representative?

A builder’s on-site representative works for the builder. They can be helpful and knowledgeable, but they are not representing your interests in the transaction. If you want someone reviewing the contract, the incentives and the inspection process on your side, arrange that before your first visit — most builders require your agent to register with you on that first visit.
