01 Orientation

Clearwater runs from the Gulf beaches across to the eastern side of the Pinellas peninsula, and the character changes considerably along that line. Beach and near-beach property is heavily weighted toward condominiums; move inland and the stock shifts to mid-century single-family homes on conventional lots. For buyers, the coastal position is the defining variable — it affects price, insurance, flood exposure and property type simultaneously.

Clearwater or St. Petersburg?

Both sit on the Pinellas peninsula with strong condominium markets and beach access. St. Petersburg has the more concentrated walkable downtown; Clearwater is generally closer to the northern Gulf beaches and to the Courtney Campbell route to the airport.
